moduLAR - Different Way of Living

Project developed as Course Work, work  presented to the bank, to obtain training in the Architecture and Urbanism course.
The development's location is in the North Vector of the city of Belo Horizonte, more precisely in the city of Vespasiano, and the land is located on the banks of the MG-010, the highway that connects the capital to the Tancredo Neves International Airport in Confins.
Taking into account that the place chosen for the consolidation of the project is undergoing great development, and with a huge increase in land value, one of the main challenges was to find a good solution with the least possible expenses, using differentiated and easy-to-use materials. access to the site, in order to make the enterprise viable.
Another challenge was to understand the main problems when it comes to Social Interest Housing in Brazil, which cannot reach everyone, and most of the time does not please. The best solution found was to use the principle of the “Open House”, and also to value public and commercial spaces, providing a good quality of life for the residents.

IMPLANTATION

The implementation took place in order to prioritize social interaction, placing the areas of commerce and coexistence in the center of the land, and the areas bordering the land, the less noble ones, were destined for cars.
CONSTRUCTION SYSTEM

The construction system chosen for the design of the project was the Contour Wall System, or "Envelope System", with the use of precast concrete panels on the walls parallel to each other, the slabs are also precast (alveolar). The choice of the system was due to the fact that the land chosen is located close to two of the largest precast industries in Brazil, in addition to offering flexibility within the housing, strengthening the concept of the "Open House".

- On the walls of the facades, sealing panels were used, which are also manufactured in precast industries and arrive at the site ready for installation.

- The water tanks have their own structure, using precast concrete pillars and beams. The independent system allows the creation of a horizontal shaft, facilitating the occupation of the residence, taking into account the concept of the "Open House".
Circulation takes place through walkways, which interconnect the entire set on all floors. These walkways, while enhancing the coexistence between neighbors, creating common areas, allow each resident to have a private entrance to their home. The walkways are structures by pillars and precast concrete beams, the pillars are located in the existing niche between two dwellings, where the horizontal shaft is located.
